While you can never force residents to change their behaviour and move away from private car use, the national trend is heading that way and it is therefore the role of the planning system to place development where this can be fostered more easily.
Internally the site's current use as a golf course is extremely favourable for walking and cycling as gradients are not excessive and the new community can harness this to make these modes of transport the obvious choice within the development.
The ability to work from, or near to home, will be catered for in the form of small office hubs being provided within the development and many houses designed to accommodate home working, with super fast broadband a prerequisite.
WGC lies within walking distance of a wide range of everyday destinations, including:
To harness this sustainable location the development will spend significant sums delivering a new cycleway/footbridge across the M4; this will then link into the wider strategic cycle and footway network.
The primary access into the site will be provided off Trench Lane, with another access provided from Hortham Lane/Gaunt's Earthcott Lane to the north.
The site offers the advantage of being well located to the fast and regular Metrobus service. Walking and cycling improvements will make the 15 minute walk to the nearest stop as convenient as possible.
In addition to this, the spine road to be provided through the site is to be designed to accommodate buses and we will be offering this as a potential extension to the Metrobus network; if that is declined we will work with bus operators to provide an alternative bus link between Bristol and Thornbury.
The site is also conveniently located to allow access to Bristol Parkway Train Station and we have been working on how links between the site and this destination can be promoted.
There will always be an impact associated with new development arising from increased cars using the local highways network. While the site's sustainable location will minimise this impact, we have examined our potential impact through detailed modelling of the local highways network.
This work has identified improvements to the local highway that the development will need to deliver, this predominantly relates to the following:
The development will pay to deliver these works and any others that may be identified as part of further analysis of the proposals by the highways authority and National Highways, who are responsible for motorways.
