A golden opportunity to deliver 1,750 homes in a location where demand is greatest: Bristol.
WGC will go beyond providing the 'norm' and will deliver 50% affordable housing - equivalent to 875 homes.
These 875 homes will be truly affordable, delivering a mix of the following:
Providing homes for 875 households who currently cannot find access to accommodation or are unsuitably housed, many of which will be families, is a significant and much needed benefit of this scheme.
Circa £1m will be provided towards improvements to SUSTRANS infrastructure for walking and cycling.
A new bus link and service through the site will be delivered.
E-Transport solutions such as scooters, bike hire and electric car clubs will also enhance sustainable transport options.
South Glos clearly needs to allocate more land in its emerging plan - WGC represents one of the best located options available that offers access to extensive job opportunities, schools, shops and a wide range of additional everyday facilities via walking and cycling.
The site is also located within easy walking distance of the new Metrobus network, offering excellent public transport links to the wider area and nearby Bristol Parkway train station.
A new community centre within the site will provide space for a new medical hub that will seek to provide a new GP Surgery and Dentists.
A Care Village and Nursery will be located centrally within the development.
A new primary school will also be delivered here.
The site will incorporate an extensive network of biodiversity improvement areas and new habitats alongside retained habitat such as Hortham Brook.
While the government's policy requiring development to achieve 10% Biodiversity net gain does not come into force until the end of 2023 we are planning to exceed this emerging target to provide biodiversity enhancements across the site.
The site is viable and deliverable and therefore works could begin very quickly to deliver housing to address the housing crisis in the area immediately.
Compared to more peripheral alternatives (Buckover Garden Village) strategic infrastructure is not required to make it acceptable from day one and can be appropriately phased alongside housing. This will allow housing to be delivered quickly.
Circa £6m to provide a new bridge over the M4, combined with extensive improvements to the strategic cycle network in the area will benefit not only new residents but the existing community. Junction improvements will alleviate any impacts that additional cars will have on the nearby road network. A new bus route through the site will enhance public transport provision in the area.
A large proportion of the site will be delivered as publicly accessible parkland, including play areas and playing pitches, offering recreation to the wider community and addressing an undersupply in pitch facilities in the northern fringe.
